The condo and the town

Who sleeps where?

Eight adults comfortably: two in the king room, two in the queen room, one on each of the two full bunks, one on the full pull-out sofa in the great room, and one on the twin trundle. With kids it goes to ten, because a full bed fits two children where it fits one adult. Two full baths, one off the king room and one in the hall.

We're more than 10. Is there a second unit?

The first floor is a separate home with its own owners, who rent it at times. If you're traveling as two households, email us your dates and we'll pass them along. The two homes are booked and priced separately.

How far is it from the beach?

Six flat blocks down 12th Street, about 10 to 15 minutes with a loaded wagon. The wagon, chairs, umbrella and Cool Cabana live in the ground-floor shed, and seven beach tags come with the house (needed in season, Memorial Day to Labor Day).

Is it really newly renovated?

Yes. The whole top floor was renovated top to bottom in 2026, just before we bought it. We furnished it from scratch. Everything from the kitchen to the beds is new, and we host it ourselves, so if anything is off you are one message from us.

Is Ocean City really a dry town?

Yes. No alcohol is sold on the island, which is part of why it stays so family-focused. Most people stop at Circle Liquors in Somers Point, at the circle before the 9th Street bridge, and bring what they like. Directions come with your check-in note.

How do we get in?

We send a keypad code the week before you arrive, with a check-in note covering parking, the beach routes, and the house. No keys, no lockbox. Check-in is 4pm. It is three flights of exterior stairs up to the door, all but one covered, with railings; no elevator.

Can we bring our dog?

One well-behaved dog per stay, approved at booking: $100 per stay, waived on Dog Days weekend. No cats. A few breeds are excluded by our insurer; tell us the breed and we confirm within the day. Ocean City beaches are dog-free May 1 to Sept 30 and the boardwalk year-round; October to April, leashed dogs are welcome on the sand.

Is there a washer and dryer?

Yes. In-unit washer and dryer, installed September 2026. Bath and beach towels are supplied in quantity, so a week with sandy kids does not turn into a laundry schedule.

What should we bring?

Food, sunscreen, and your own clothes. We supply bed and bath linens, beach towels, the beach kit, a stocked kitchen, and a starter set of paper goods and soap. Ocean City is dry, so stop for wine or beer in Somers Point on the way in.

How long can we stay?

Late May through the week after Labor Day: Saturday to Saturday, the way Ocean City rents. The rest of the year: weekends of two or three nights, holiday stays, or any two nights or more.

How do we pay, and what if we cancel?

We'll only ever ask for payment by card, through our own booking link. If anyone claiming to be us asks you to send money by Zelle, Venmo, or a wire, it isn't us. Every stay: 25% when we accept, the balance charged 60 days before arrival. Cancel free within 24 hours of acceptance, for a full refund 60 or more days out, or for half the total 30 to 59 days out. Where does the beach gear live, and where do sandy kids rinse off?

The cart, chairs, umbrella, and Cool Cabana are in the outdoor storage shed at ground level, so you load up at the bottom of the stairs and roll. An outdoor hose is there for sandy feet and boards; an outdoor shower is on the way.

Where exactly is Haven on 12th?

At 12th & Haven Avenue in central Ocean City, NJ: six flat blocks from 12th Street Beach and level with the boardwalk’s core between 6th and 14th Street. Central means you walk or bike to everything rather than driving.

How many bedrooms and bathrooms does the condo have?

Three bedrooms and two full baths across 1,157 square feet, all on the top floor of a two-unit duplex, renovated in 2026.

Do you rent Saturday to Saturday in summer?

Yes, summer weeks run Saturday to Saturday, the Ocean City tradition. In the shoulder season and off-season we open shorter stays, including event weekends like the Fall Block Party and First Night.

Are beach tags required in Ocean City NJ?

Yes, everyone 12 and older needs a beach tag from June 1 to September 7. In 2026 tags run $35 for the season, $20 for a week, and $10 for a day, sold at beach entrances including the 12th Street tag booth.

Is Ocean City NJ a dry town? Can we bring alcohol?

Ocean City sells no alcohol in city limits, and yes, you can bring your own for private use at the condo. Most families stop at Circle Liquors in Somers Point just before the 9th Street bridge.

What about parking?

Our driveway holds three cars, two of them under the house, so the car sits all week. Street parking near the beach is metered in season, roughly $3.50 to $4.50 an hour on the blocks nearest the ocean through Parkmobile, and free from October 31 to May 1.

Is the condo good for young kids?

It’s built for them. Top-floor unit with no through-traffic, beach gear and sand toys included, and 12th Street Beach nearby with restrooms, a rinse station, and a first aid station. Ocean City is a dry town and runs on family tourism.

When is the cheapest time to visit Ocean City NJ?

September and the fall shoulder season. Rates drop meaningfully from peak summer, the ocean is still warm into September, beach tags stop being required after September 7, and the events calendar (Airshow, Block Party, First Night) keeps weekends lively.
